Thread: Trump SoHo - 246 Spring Street - Hotel and Condo - by Handel Architects

Just as Trump planned. He built in the midst of nimby protests and threatened lawsuits, but he beat the nimbys to the punch. It was already well into being built and too late for the nimbys to take serious action.

Much has been made about the height of the Trump Soho condo-hotel, but perhaps we should take a look at it closer to the ground. Hmm. That's rather hideous?

I'm happy he beat the NIMBY's but I'm not happy that it was Trump. DT obviously has 0 sense of style or design. The Trump SoHo is completely bland, ugly, completely ordinary, and a collosal waste of an opportunity. This is the man that sheeted the historic commodore hotel in glass and decorated his flagship building's lobby in gold and lavender tones. Obviously no one has ever told this man "no" who could enforce it in his entire lifetime.

I walked by this building a few days ago and it doesn't look that tall when viewed from up close.

We're so used to 40-story towers that this is the new normal.

But did the nimby's "lose" as some are claiming?

The condo / hotel plan isn't playing out (due to zoning restrictions on that type of "use") and sales here supposedly suck.

So from a business POV one might think a little harder about who's winning and who's losing (it's doubtful that Trump is losing, no matter what happens).

Meanwhile, a couple of blocks away entire blocks are starting to be up-sized. Soon we'll have a sea of mid-rises in this area -- all allowed by existing zoning.

The building doesn't even break the 500 foot mark, so it's no surprise.

So it is not a condo/hotel? What is it going to be - a straight condo?

Also, I was under the impression that it had not topped out yet. If so, I agree it is not nearly as big as I was expecting.

And curbed is right, the ground floor level looks horrendous right now - hopefully its still a work in progress...

It's going to be a transgendered condo.

Plain old (but new) hotel -- where investors can buy shares, but as guests can't stay too long.

And the image that you're seeing is not the "street level" -- all that beaded glass (whcih looks much better in person) is on the 2nd - 5th Floors. First floor at street will gt different treatment.

The SE corner along Dominick Street ...

And at street level along Varick it will be mostly big panes of clear glass ...

Is this topped out? Does anybody know how many stories this building got to?

I believe it's reached the full height for habitable floors -- but the NE corner is still being re-built (that is the corner that collapsed during the concrete pour last winter).

Basically 15 CPW or the Plaza however in this building the absentee residents don't have the option of being absentee or not absentee.

The reason why this project has been stalled is because of the vigilance and legal action of us NIMBYs.

Not much work in ten months!!

42 stories went up in 4 months, and in the next 8 months, Trump can't even complete the glass facade! Ha-ha!
Thank us for that by creating so much controversy that the DOB is examining this with a fine-tooth comb. A snail works faster than Bovis is doing on this site.

    Score one for us NIMBYs!!

This project is being investigated by the SEC, the NYS AttorneyGeneral has put several caveats - including the SoHo Alliance lawsuit currently before the NYS Supreme Court - into the Offering Plan.

That is why sales are dead. That is why he is marketing the PHs solely in the UAE and London. No American is stupid enough to fall for this b.s.

What lawyer would tell his client to buy into a project that will be in litigation for years to come?

What lawyer would tell his client to pay $3000 a square foot for a condo that he can only use 120 days a year, that is across the street from a ever-so-chic Manhattan Mini-Storage, kitty-corner from the perpetually gridlocked entrance to the Holland Tunnel (which has the highest PPM readings (carcinogenic diesel-fume emissions) in the City), across from a gritty parking lot, next to a school for juvenile delinquents, in a crappy M-zone blocks away from the real SoHo?

Trump in January, 2007 claimed there was 52% sold. Six months later, in June, it was up to only 60% sold. No one is buying.

We NIMBYs are proud of our success in stiffing Trump and making life miserable for any developer who would dare trample on our zoning.
