    Thanks for the news I can use: I often go to that location on weekends. There is a dock there for getting access to the hudson river, so next time I launch the kayak I will stop over for some fresh produce.

    Blu partners with cafe for new Riverside Boulevard office

    Visitors won't necessarily be looking to buy, rent or sell an apartment when they step into Blu Realty Group's forthcoming Upper West Side office. They may just be in the mood for a cup of coffee.

    The residential brokerage partnered with Tavalon Tea to bring what it believes is the first real estate office and coffee bar concept to Manhattan, the brokerage and drink purveyor both confirmed. The cafe will be called Blu Cafe by Tavalon Tea and will comprise about 900 square feet of Blu's approximately 1,600-square-foot space. The cafe and office will have the same entrance with only a glass wall separating them.

    As The Real Deal previously reported, the new offices, are opening at 120 Riverside Boulevard, at the corner of West 66th Street, on the ground floor of Trump Place 120.

    "We wanted to do this for the neighborhood," said Alon Chadad, co-founder of Blu said. "There's no place nearby for the neighborhood to sit down, have coffee and enjoy Wi-Fi -- it really needs it."

    The nearest Starbucks is 0.4 miles away at 2045 Broadway near 72nd Street, and another one is 0.5 miles away at 152 Columbus Avenue near 66th Street, according to Google Maps.

    Tavalon previously had a retail location near Union Square that opened in 2006, but it has since shuttered. The company still provides tea to many hotels, restaurants and bars, including Fairway, Pulino's Bar & Pizzeria and Setai Hotel Fifth Avenue. Tavalon CEO John-Paul Lee said the coffee and tea shop coveted this location, and agreed with Chadad's assessment that the area is under-served when it comes to coffee and tea -- especially considering its demographics.

    Blu, which also has offices at 1674 Broadway, near 52nd Street, decided on the Lincoln Square location for its proximity to the new developments that line the Hudson River in the West 60s, where Blu agents conduct much of their business.

    "In the traditional sense, no one would go to a real estate office unless they are seriously looking at buying or renting an apartment," Lee said. "But this will give them reason to go, and return, two or three times a day without feeling any pressure to buy."

    Blu hopes to open the doors to its new office in late October, Chadad said.

    Neither Blu nor Tavalon would detail the logistics of the lease. Extell Development and the Carlyle Group, joint owners of the development, were not immediately available for comment.

    The Yard has been open now for about a year. It's a fusion of Italian/Asian. Pizza and pasta on one side, sushi and rolls on the other side. Outdoor seating in good weather.

    It is getting crowded on the Blvd for real estate agents with yet another real estate office opening soon, this one at the Avery.

    Nest Seekers to open Andres Escobar-designed office in the Avery

    September 15, 2011 02:30PM By Adam Fusfeld This fall, a one block stretch of Riverside Boulevard will suddenly become crowded with real estate offices. First, Blu Realty Group brought a real estate office and cafe to the boulevard, now Nest Seekers International is bringing an office designed by Andres Escobar & Associates to Lincoln Square. The residential brokerage said it commissioned the high-end designer to transform the raw commercial condominium it bought at the base of the Avery into its newest office. Escobar is known for designing the Duvet nightclub in Gramercy and the 92 Greene Street condo in Soho, among other high-profile projects.

    Nest Seekers closed on the $1.4 million, approximately 1,500-square-foot space at 100 Riverside Boulevard last month and will open the office, its fourth in Manhattan, in 30 to 60 days. The West Side office is the firm's 10th overall; in addition to the Manhattan locations it has one office in Long Island City, four on the East End, and one in Miami.

    "Just as when we deal with clients and steer them towards value purchases, we chose this location for the long-term value and investment opportunity that comes in owning a space in a wonderful neighborhood," said Ravi Gulivindala, a Nest Seekers vice president and managing director who will head up the office. He said he is one of several agents who works on many deals in the area. Approximately 30 agents will be stationed in the new office, comprised of a mix of new hires and Nest Seekers agents from others offices.

    The location will have about 50 feet of frontage along both Riverside Boulevard and West 65th Street, which Gulivandala said will serve as great advertisement to passersby and, potentially, drivers stuck in traffic on the West Side Highway.

    Inside, the office will have a modern look, with open space and an interesting use of color.

    "We are thrilled to be designing for Nest Seekers International," said Escobar, who also designed the new Lexington Avenue offices for Peter Ashe Real Estate. "Our studio has a longstanding, established presence in New York City's design scene, and we intend to expand that presence further, taking on high-profile residential, retail and commercial projects."

    The office will open about the same time as Blu Realty Group's office one block north at 120 Riverside Boulevard. Blu's founders are all Nest Seekers alums, but Gulivindala said he doesn't see it as any different than other parts of Manhattan, such as Greenwich Village, where two competing firms have neighboring offices. Blu declined to comment on having Nest Seekers move nearby.
