The John Buck Company of Chicago commissioned SLCE Architects to design a residential condominium building at 57 Reade Street in TriBeCa that will have a major mid-block frontage on Broadway between Chambers and Reade Streets.
According to a March 6, 2006 easement document on file with the city, the developer, officially known as 281 Broadway Holdings LLC, "intends to demolish the existing buildings and construct, or cause to be constructed on the Development Site a building of between 19 and 21 stories…containing…approximately 11,372 square feet of commercial/retail area on the first and second floors of the building, together with a cellar floor of approximately 5,000 square feet….and…approximately 120,731 square feet of residence space…."
Summary
The Broadway facade will be a sleek, blue-tinted glass with one bay of balconies at its south end. The narrow mid-block facade at 57 Reade Street will also be blue-tinted glass with one bay of balconies but the western portion of the north façade will be a light-colored grid.
Daily Activities
57 Reade Street will be a 20 story residential building. Work on the foundation will commence on February 15th and will be completed by June 2007. Superstructure work will start in June 2007 and is scheduled for completion by the end of the year.

The views to the east of the Municipal Building / Foley Square (and eventually the new Gehry / Beekman tower) should be fantastic.
Still not sure how this one is going to meet the Chambers / Broadway building just to the south. It looks as it it will abut that building all the way up to where the red brick stops and possibly step away from it where the bricks are striped & the terra cotta facade above that ...

I like it too. It will break up the masonry wall of Broadway down there, although I do share your concern about how it interacts with the building to the south. That is a beauty and ought to be deferred to in the final design.
What is good about this building?
I think it's ugly and relates awkwardly. It's not that I want it to be more contextual, It's just that it somehow doesn't look right to me.
hard to tell from the blurred rendering how it will blend in. at this junction i like the back better than the sheer glass front.
Balconies on this stretch of Broadway just isn't appropriate.
Just a terrible decision by SLCE.
I like the glass curtain wall sandwiched between the two older structures.
Hopefully it's a good quality curtain wall.

The SLCE Website is showing the more subdued version (below), rather than the big green monstrosity that Winick is showing (that big image above is part of Winick's retail promotion for space at 281 Broadway) ...
Aside from the disgusting color of that green glass, notice how poorly the big rendering depicts the way the horizontals of the building down low at street level will meet up with its neighbors to the north and south, especially the image Winick is showing on the inset rendering for the 281 Broadway street-level facade.
Nestled between the Cass Gilbert's magnificent Broadway Chambers building (aka 273 Broadway) to the south and the little cast iron gem to the north (aka 51-55 Reade) this new building would be better off with a more simple facade treatment.
DOB shows that the latest action on the application for a New Building at 57 Reade was Disapproved on 2.05.2007
It also says the new building will be 220'
Emporis says the Gilbert 273 Broadway building is 18 Floors / 225 Ft.
I don't have a good feeling about this one
