Viacom may be considering re-locating 1 million square feet of its office space to Hudson Square. The company would likely find that space there in a new, 1.2-million-square-foot tower planned for 4 Hudson Square.

It's too soon to determine if they'll stay or if they'll go, but in the interim, Viacom is reviewing 1 million square feet of real estate needs that could include relocating offices and the MTV Studios out of 1515 Broadway in Times Square.
Before you start fretting that you like your MTV in Times Square, realize it's not unusual for a company to periodically review its spatial whereabouts, particularly when they are coming and going, and buying and selling various divisions - and Viacom is no exception.
But of course, when we hear 1 million square feet, the antennas go up and we pay attention.
It's also not unusual for the company's rep - in Viacom's case, Michael Laginestra of CB Richard Ellis - to be yakking with various owners of large office buildings to see if, how and when some synergies could be created. Naturally, he would not yak with us.
It was no surprise, however, to hear that Laginestra had discussed availabilities with Trinity Church, which owns 6 million square feet of offices and retail in Hudson Square. That's the West Side area north of Canal and west of Sixth Avenue.
The church does happen to have a nice little plot to play with at 4 Hudson Square - now the site of a handful of smaller properties - whereupon a 1.2 million-square-foot office tower is contemplated.
That contemplation is now getting serious, Trinity's Jason Pizer told us.
"[Architects Kohn Pedersen Fox] have been hired to create the new building, and they are generating a program and a look in a building," Pizer said.
One thing Pizer made clear: No tenant is going to swoop in and occupy the entire edifice, putting a seventh of Trinity's portfolio at the mercy of one company.
For the first time in its 300-year history, Trinity has also hired an outside agency - not for the new building but for One Hudson Square a.k.a. 75 Varick St., which can make 1 million feet available.
"The building owners need to be competitive and act quickly," said Andrew Peretz, who is leading the Cushman & Wakefield team.

This project has been on the board for some time. in terms of a "prgram" that means designing a build for a specific tenant with that tenants needs only considerd. Like the GS tower was designed.

I thought the Fox from FX/Fox Fowle moved to Cook + Fox, while the Fox in KPF was always a different architect...
It probably doesn't matter too much. The bunch of them are crummy architects. And Conde Nast is absymal, too!

So this is will be close to Trumps new Hotel tower then. That is great. Trump's new tower won't be the only biggie in that area it seems. Hopefully I like what this tower will look like ofcourse.
KPF has nothing to with Fox and Fowle -- it's SOM's biggest competitor and one of the foremost architecture firms in the world. It also just completed 505 5th avenue, on the corner of 5th and 42nd and was involved with the Jets Stadium.

According to whom? Where were these rankings made? Are they your personal opinion? You are aware (I hope) that David Childs is a principal architect at SOM, right? The only reason I ask is that I recall you wrote something negative about him and his designs in the past.
