237 Park Avenue (and Lexington Avenue), between 46th and 47th Streets

Max Capital is planning to build a 50 story tower in the heart of midtown at 237 Park Avenue. The new tower will be built atop the current 21 story building on the site known as the Park Avenue Atrium. The Park Avenue Atrium was built in 1984 and was designed by Edward Durell Stone. The building features an atrium that is the full height of the building, along with some of the New York's largest floor plates. Max Capital purchased the 1.1 million square foot building from Olympia & York in 1999. Max Capital who already owned the neighboring Helmsley Building since 1998 realized that the combined air rights allows another million square feet to be built. Max Capital is planning to incorporate the addition million square feet in to a 50 story glass skyscraper designed by Skidmore Owings and Merrill. Max Capital has released brochures of the proposed tower as well as posting a rendering on its web site. They are serious about building 237 Park Avenue and are currently looking for an anchor tenant.

At 1,177,489 square feet, this 21-story building features full floors of approximately 56,000 square feet. Situated diagonally across from Grand Central Terminal, 237 Park Avenue features a light-filled glass enclosed lobby and spectacular full-building atrium.
