December 5, 2007 -- THE Palm may help New Yorkers take a bite out of Downtown.

'Sauces' tell us a lease is out with the Italian steakhouse and Jack Resnick & Sons for about 9,000 feet at their new residential building at 200 Chambers St. where the asking rent is about $150 per foot.

The family owned multi-location restaurant has been scouring Downtown for a new plate for many months. The sizzling new building is located in TriBeCa, near City Hall, the World Trade Center site and Battery Park City - putting it within the crossed knives of many residents and office workers.

Neither Burt Resnick or Jeffrey Roseman of Newmark Knight Frank, the restaurant's broker, would be grilled for comments. The Palm has been located in the Resnick building uptown at 250 W. 50th St. for many years so this deal would continue what is apparently a juicy and tender relationship.

The Palm steakhouse will open its fourth and largest Manhattan outpost at Jack Resnick & Sons' 200 Chambers St., their luxury condo tower near Ground Zero.

The lease, first reported by my colleague Lois Weiss last month, was just signed, company Chairman and CEO Burt Resnick said yesterday.

The 9,000 square-foot beefery "adds cachet to our building, and I think it's going to great business with Goldman Sachs across the street," Resnick said, referring to Goldman's new headquarters now under construction.

Resnick said the new Palm is even larger than the one in his family's building at 250 W. 50th St.

"We're helping them with the build-out," he said. The new place should open by mid-summer. Newmark Knight Frank's Jeffrey Roseman repre sented the Palm; Robert K. Futterman Associates repped the landlord. The asking rent was $150 a square foot.

the Palm Restaurant is ruining my life.....
The entire lobby of 200 chambers smells of the exhaust of the Palm Restaurant. Also certain hallways in the building and interiors of apts are also complaining about the smell.
Obvious there is some sort of ventilation problem going on here with the Palm.
Is there any type of city agency that someone can complain to about this sort of thing?

Exactly -- Call 311 and file a complaint. It's not only a Department of Buildings issue but probably a Department of Housing Preservation & Development issue.

Undoubtedly the leaking odors are a violation of your contract and the sponsor must deal with it and compel the restaurant to install proper ventilation. This is a major reason why many buildings do not allow restaurants on the premises.

You should try and organize your neighbors and go after the problem as a unified group. If the Palm suffers from lack of business (I'd imagine that occupants of 200 Chambers supply a good amount of their customers) then they will deal with the problem they have created much faster.

I like how sleek this building is. Like a few other recent buildings, this tower already has scaffolding around it.
