A 'Mini-Meier' Planned

A small condominium building will soon go up at 163 Charles Street, behind the new Richard Meier tower in the West Village. Call it mini-Meier.

The developer Barry Leistner bought the site, a 22-foot-wide, three-story brick building behind the newest of the three Meier towers on West Street, in December for $5.9 million. The previous owner had hired the architect Zaha Hadid to create a condo tower for the site, but then scrapped his plans and sold the property.

Now, the architect Daniel Goldner has designed an eight-story brick-and-glass building that will include an upper triplex, two 2,100-square-foot duplexes and ground floor commercial space. Mr. Leistner plans to live in the triplex and will sell the duplexes for about $2,000 a square foot.

Like the Meier building next door, Mr. Leistner promises high ceilings, floor-to-ceiling windows, radiant heat and basement wine cellars.

"It's a high-end neighborhood and it needs a high-end product," he said. "They've transformed the neighborhood and that's what happens."

There's a rendering of it in today's NYTIMES, its more Hadid than Meier, needless to say it's very nice. This stretch on the westside is going to be one of the cities best as far as architecture goes.

If it's not totally shut down by NIMBYs. Again, for preserving architectural gems, but not shutting down development b/c it's "too tall."

¶In what could cement this corner of the far West Village as a haute architecture ghetto, the architect Zaha Hadid, winner of the Pritzker Prize, is designing an unusual, fin-shaped building for a 22-foot-wide lot at 163 Charles Street, tucked behind the third Meier tower. The developer is Kenny Schachter, an art gallery owner married to Ilona Rich, a fashion designer and the daughter of the songwriter Denise Rich and her ex-husband, Marc Rich, the once-fugitive financier pardoned by President Clinton. Construction on the nine-story building with six condo units could begin by early next year.

I know that Derek. The article compared the design to Meier's buildings, all I said is that in my opinion it had more in common with Hadid’s signature style than Meier’s.
